Fees Associated With Buying In Italy
Please note that this is a guide only and the exact fees associated with buying
your property, will be outlined to you before you start the sales process.
Agency Fees - 3.5% fixed
In Italy both the buyer and seller pay the Italian Estate Agent Fees, which
can range from 3 - 8% of the purchase price. Our clients only pay Homes in
Italy a fixed fee of 3.5%(plus VAT) for all our support services (which are not available
when going direct). Please note that Homes in Italy operate a minimum charge of £3,000 plus VAT.
Purchase Tax 10% approx*
There are several registration taxes that are combined with the Stamp duty. This is 10% and is calculated on the taxable value of the property and not the purchase price (this can vary between 30% to 50% less than the purchase price – please consult us for advice on this). *The purchase tax is 3% if the buyer purchases the property as a first home and applies for residency in the area and the vendor is a private person. 4% VAT is applied instead in case the vendor is a company.
Notary fees - 1%-2%
The basic Notary fees are fixed by law and are charged according to the price
of the property - they range from 1- 2%.

Additional / optional fees
Registration Fee
Please note that our Registration fee of £400 (including VAT) to activate the tailored
service is non-refundable, but will be deducted from the agency fee
when the client purchases a property through one of our agents.
UK Lawyer - £500 - £2000
A specialist lawyer will ensure that there are no issues with the purchase
and provide advice and guidance that is not available through the Notary.
Charges can range from £500 - £2000 depending on the level of service required.
Mortgage fees - 1% approx
Mortgage fees are in the region of 1% for the arrangement fee
Surveyor (Geomettra) - £750 approx
We highly recommend using the services of a Geomettra, especially when
purchasing in rural areas.
Bank charges - £20 approx
There will be charges associated with a bank transfer (Swift) - please
contact your bank for further details. We can also advise on specialist currency
dealers, which could save you money
Translation - £60-£100 per 1000 words
Some additional translation may be needed of contracts or the Surveyors
